SUMMONS

YOU ARE HEREBY SUMMONED and required to answer the Complaint in this action, of which  a copy is herewith served upon you, and to serve a copy of your answer to the said Complaint on the subscribers at their office at 1271 Glenns Bay Road (physical address only), P.O. Box 14737 (mailing address), Surfside Beach, South Carolina 29587, and to file your answer in the office of the Clerk of Court for Horry County, all within thirty (30) days after the service hereof; exclusive of the day of such service; except that the United States of America, if named, shall have sixty (60) days to answer after the service hereof, exclusive of such service; and if you fail to answer the Com¬plaint within the time afore¬said, the Plaintiff in this action will apply to the Court for judgment by default for the relief demanded in the Complaint and a judgment will be rendered against you.
YOU WILL ALSO TAKE NOTICE that the Plaintiff in this Action will move for an Order of Reference or that the Court may issue a general order of reference of this action to a Master-in-Equity/Special Referee, pursuant to Rule 53, of the South Carolina Rules of Civil Procedure.
                
LIS PENDENS

NOTICE IS HEREBY GIVEN that an action has been commenced and is now pending in this court upon Complaint of the above-named Plaintiff against the above-named Defendant for Foreclosure of an Assessment Lien recorded in the Office of the Clerk of Court for Horry County at Lien Book 216 at Page 2517.
The premises covered and affected by the Assessment Lien were at the time of the making thereof, and at the time of the filing of this Notice, described as follows:
ALL that certain lot or parcel or land situate in the County of Horry, State of South Carolina, and being more particularly described as follows:
Apartment Number 201 (hereinafter the “Apartment”), in Building A, Phase I, in North Myrtle Beach Golf & Tennis Resort/Golf Glenn Horizontal Property Regime, a condominium regime, herein after called “the Regime”,  established by Golf Glenn Development Corporation, pursuant to the South Carolina Horizontal Property Act SC Code Ann. Section 27-31-10 et. seq. (1987 supp) and submitted by Master Deed dated June 24, 1986, recorded in the Office of the Clerk of Court for Horry County on June 26, 1986, in Deed Book 1055 at page 837, which Apartment is shown on the plans of the Regime prepared by R. Edward Marrs, Architect, (more fully described in said Master Deed), which plans are recorded in said Clerk’s Office in Condominium Plan Cabinet 3 at page 518;

TOGETHER with all and singular, the right, members, hereitaments and appurtenances to the said premises belonging or in any wise incident or appertaining thereto.
TO HAVE AND TO HOLD all and singular the premises before mentioned unto the said Buyer/Grantee, his/her/their heirs and assigns, forever.
And Seller/Grantor, for itself, and its successors, does covenant, promise and agree, to and with the Buyer/Grantee heirs and assigns, that it has not done or suffered to be done, anything whereby the said premises hereby granted are, or may be, in any manner encumbered or charged, except as herein recited; and that the said premises, against all persons lawfully claiming, or to claim the same, by, through or under it, it WILL WARRANT AND DEFEND as matters of title.
This being the identical property conveyed onto Peter Winfrey from HSBC Bank USA, NA, as indenture Trustee for the Registered Note holders of Renaissance Home Equity Loan Trust 2006-3 a corporate entity by deed dated August 14, 2008 and recorded October 15, 2008 in Deed Book 3368 at Page 1634, records for Horry County, South Carolina.
